Although the final process and schedule are still being determined by the City of Boulder and the Boulder Creek Commons team, we are anticipating that we will be going through a three-phase submittal process.

Phases 1 and 2 are anticipated to being in the of Spring 2008.  Phase 1 will incorporate the submittal of the environmental studies to the Planning & Development Services staffs at the City of Boulder. 

Phase 2 will include reviews of the conceptual site plan, architectural design concepts, mass and scale, preliminary engineering, commitments for affordable housing, proposed zoning and appropriateness for annexation, compliance with the Boulder Valley Comprehensive Plan and other development concerns.    

The Phase 3 submission is anticipated to start in late 2008 and is estimated to take 12-18 months to complete.  Our formal application will take into account the recommendations of staff and Planning Board, based upon feedback from the Concept review process. This third phase will involve both Planning Board and City Council public hearings.
